1. Office Accommodation

The basic office accommodation contract is an “occupation licence” not a lease. The fee includes rent, non-domestic rates, furniture, heating, lighting, maintenance, cleaning, security, free broadband access, reception services including diverted call handling and access to the kitchen and toilet facilities. It pays for everything other than phone calls and consumables.

Car parking is free but limited and is available on a first come, first served basis.

Each office has a designated capacity of work spaces.

The basic licence fee will be £450 per space per month, which is subject to an annual review on 1 January in light of the prevailing market. This fee will be charged in full for each occupied space and at half price for each unoccupied space, so adding a premium for those licensees who wish to have a low occupancy level. In addition there will be a discount for a high occupancy level so providing an incentive to make best use of the space in the Centre.

2. Office Extras

Meeting room booking - £20 per hour, for short meetings (max 2 hours)

Photocopies (B&W) - £0.05 each

Photocopies (Colour) - £0.15 each

Stationery at cost plus - 25%

Printer paper - £3.50 a ream of 80 gram paper

Kenco coffee - £1.00

Fax - £0.10 per sheet

Outgoing telephone call - Line charge of £5 per month, plus calls at cost plus 50%

Postage - at cost plus 50% to include the franking and collection services charge

Staff support - £15.00 per hour

IT Specialist Support - £55.00 per hour

Email address - £5 per month

3. Meeting Rooms

The Boardroom and Conference Room are available to the public or licensees for booking on a full or half day basis.

The Board Room prices are

Full day - £100

Half Day - £60

The Conference Room prices are

Full day - £180

Half day - £100

Equipment hire: Laptop, Screen Projector, OHP - £20 per item per booking

46” Plasma TV/Monitor - £30 per booking

Flip chart - £10 per booking

Refreshments:  Tea, coffee and biscuits - £2.50 per person per half day booking

Sandwich Lunch - £7.00 per person

4. Virtual Offices

These clients do not occupy an actual office, but they use the Centre as a local presence, mail address, and telephone answering point and a “virtual” office with access to the Centre’s support facilities. The monthly fee is £75, plus £0.40 for each message and £0.25 for each item of mail received

For clients who do not require the telephone answering service we also offer a mail handling service only. The monthly fee is £50.00

5. Payment Terms

All clients will be required to pay their fees promptly within 14 days of the invoice date as a condition of their continued occupation licence or their Virtual Office service. VAT will charged at the standard rate
